Letting fee of £480 inc VAT. This covers marketing, referencing, inventory preparation, the tenancy agreement and signing in, as well as bond registration.
On-going monthly management fee of 10% plus VAT (12% inc VAT)

This guide for tenants will tell you what you need to do and how much it will cost.
Firstly, you will need to complete our consent forms for GDPR purposes which can be obtained from our office.
You can get that by emailing us at info@wherewebelong.co.uk.
We will then have our referencing company Rightmove email you a link to complete an on-line application.
Tenant Fees.
From the 1st June 2019 there are four permitted allowable charges to tenants:-
Property Holding Fee. Limited to one weeks' rent. This can be withheld by the agent if you withdraw or lie on your application.
Tenant Fees (continued).
Rent and the bond are also permitted payments. The bond is limited to a maximum of five weeks rent.
Late Payment Fee for non-payment of rent. Limited to a reasonable cost to the landlord.
Failed applications
Our landlord is not obliged to accept you as a tenant and can decline your application in favour of another applicant if they wish, whilst observing their legal responsibilities not to discriminate.

The process.
When you apply for one of our clients' rented properties we will:
• Ask you to complete the online application for each occupant.
• Provide us with a guide as to when you would like to move in.

• Our tenant referencing partners Rightmove will reference each tenant to include, a credit score, employment references, past landlord references and other relevant checks.
•You will have to provide valid current identification for each application, and prove your right to rent in the UK (this may include providing us with a relevant current Visa.)

• The landlord decides whether to accept you as a tenant. Applying for a property does not guarantee that you will be accepted.
If you pass the application process we will:
• Agree a moving in date with you.

• Ask you to pay the first month's rent plus the relevant bond, prior to meeting you at the property to move you in, using either card payment or cleared funds.
• Meet you to move you in to the property.
Tenancy deposit scheme and prescribed information.
We will lodge your bond, with the TDS (Tenancy Deposit Scheme), and within thirty days of you occupying the property will provide you with legislatively compliant prescribed information regarding this service, and provide you with a personal log-in for your certificate.
To end the tenancy.
Refer to your own tenancy agreement for details of your notice period. However, it is usual practice for a tenant to stay for the minimum period that they sign up for.
If you have a 6 month initial term you can give one months' notice to vacate, at the end of your fifth month, prior to your rent due date. If you subsequently move onto a periodic tenancy, then the same notice period and conditions apply.
However, if you leave early you will still be responsible for the property for the remainder of the agreement.
A Landlord may serve notice on you to take the property back:
• If you fail to pay the rent.
• If you fail to look after the property.
• If you carry out illegal acts.
• If you are a nuisance to others.
• If you move others (including pets) into the property without permission, or if you sub-let.
A Landlord may serve notice on you to take the property back:
• If you fail to adhere to the terms of your tenancy agreement.
• The landlord is obliged to honour your tenancy agreement if you prove to be a good tenant; but may give two months' notice, if they require the property back for any reason.
Inspections
Depending on who manages the property; the landlord or the agent is allowed to enter the property, (subject to the relevant notice) to inspect the property from time to time, and to arrange essential repairs.
