Social Media – can it help to sell houses?

There is no doubt of the reach of social media.  It connects people all over the world.

Families and friends rely on it to share information about their lives, their loves and their interests.  Nothing new here you may think; social media has been around for a long time now, and the younger generations know nothing of the world before it.

However, when it comes to property marketing, the use of social media as a way of generating interest in houses is relatively new.

Sure, agents have been pushing their brands through Facebook and Twitter for a while now.  Some agents even tweet every new instruction and price reduction, but this is often ignored by social media users as being boring or not relevant to them.

My guess is that it is the content that is not interesting; the way the properties are showcased makes a real difference.

At Belong we have been experimenting with what works on-line. 

We build individual social media campaigns for each house we put on sale.  We use video and 3D virtual reality walk around tours to engage with people on social networks; and we are seeing some fantastic results. 

People are sharing our posts and we are generating enquiries from them.  One property recently received over 11,000 hits on our website, 82% of which came via Facebook.  The buyer came from this activity stream, and we got to sell their house too.

Using demographics; tailoring every house to a unique audience we can select who is most likely to be interested in a property.  No point sending a bungalow out on Facebook I hear you cry.  No there isn’t.  Unless you select the correct audience.  Choosing people by age and postcode and whether they are homeowners for example, allows you to target the advert to a specific group.  Remember, people in their forties will be looking out for a bungalow as much for their parents as they will for themselves.

Local newspapers now advertise their news stories on social media.  It has taken their place and replaced them as the source of local content and property news.
