Why do some houses struggle to sell?


Selling a house can be a frustrating business.

At first, when a house goes up for sale there is a lot of pent up anticipation.  The client has spent ages preparing for the photographs, they and their agent have moved cushions, done the washing up, the car is off the drive, and the sun came out just at the right time for the external shots.  All is well.

The brochure looks fine and the house is made live on the internet.  All is very exciting.

Initial viewings are arranged, the client waits in patiently and the viewers arrive.  They wander around politely, saying nice things about the house and again all seems well.  An offer must be fothcoming right??

Sometimes yes; but sometimes frustratingly no!!

All of a sudden that initial excitement turns to disappointment.  Offers received are too low, or the viewers fail to turn up.  Why has nobody bought my house in the first week it went on sale?  A reasonable question one may ask.

Sometimes, there is a problem.  It might be poor photography, poor narrative that doesnt get the feel of the property, poor estate agency, or the wrong marriage between the asking price and the subject property.

Sometimes it might be a niche house with a limited market.  Big house/small garden, main road position, shared access, small house/big garden are all examples.

Sometimes, it can be the wrong person doing the viewings.  Most estate agents let their clients do the viewings for them.  At Belong we believe in accompanied viewings.  We are the experts after all.
